SENIOR ACQUISITIONS MANAGER

About the Role

Keltic is seeking a Senior Manager, Acquisitions to join its team in downtown Vancouver. Reporting to the Acquisitions Committee of Keltic, with daily operation on a dotted line to the CEO.

To ensure success, the Senior Manager, Acquisitions should display excellent analytical skills, solid knowledge of proforma building and review, sensitivity to market trends, excellent relationship building and deal sourcing capabilities, and the ability to multi-task in a fast-paced environment.

The Senior Manager, Acquisitions will be comfortable reporting to the Executive Team and the Owners of the Company, after in-depth analysis and being confident of what is being presented.

The Senior Manager, Acquisitions will research, evaluate and analyze development opportunities and information that will lead to optimal decision-making for project acquisitions and development.

Requirements

Qualifications

  • Degree in Finance. MBA preferred, but not a must.

  • Minimum 5-7 years of relevant working experience in a developer capacity.

  • Solid Proforma skills in Excel.

  • Able to facilitate and engage in effective negotiations with Brokers and landowners.

  • Ability to work independently and lead a small acquisitions team.

  • Excellent verbal and written communication skills in presenting analytical work.

  • Excellent interpersonal skills, with the ability to develop effective working relationships with the Brokerage community, Executive members and partners.

  • Understand the importance of confidentiality and be able to professionally handle confidential and sensitive negotiations.

Your Responsibilities

  • Deeply understand corporate strategy and growth initiatives.

  • Evaluate and assess potential real estate acquisition opportunities, development and redevelopment, considering profitability and growth for the Company.

  • Lead the acquiring and/or participate in developing lands which are suited for multi-residential, office, commercial and industrial development properties that will drive stable, long-term healthy growth.

  • If needed, acquire income-producing assets which satisfy the Company’s investment criteria.

  • Exposure to phased-scale projects is a plus.

  • Ability to deep dive into the construction and presentation of project proformas to identify false or risky assumptions, make necessary adjustments to mitigate acquisition risks and improve the profitability of projects.

  • Provide recommendations to strategically enhance the Company’s asset portfolio and to mitigate risks.

  • Provide timely and accurate analysis of real estate trends and forecasts and update executive management with advice on the implications of real estate changes and developments.

  • Further establish relationships with Brokers and Real Estate professionals in the market to stay current with knowledge of the off-market deals which are in line with Keltic’s portfolio and company vision.

  • Establish a solid database with useful, accurate, up-to-date data on all available projects, costs, etc. in the current Greater Vancouver real estate market. Update and manage database for real estate portfolio’s statistics/data, forecasting, budgeting and reporting.
