The Role:
Keltic Development are seeking an experienced Cost Estimator to join our growing construction team. The Cost Estimator will be responsible for Estimating multiple construction projects simultaneously, ensuring each project has an accurate budget throughout the pre-construction lifecycle. They will ensure the pre-construction process is followed across the portfolio. This role requires extensive construction experience, attention to detail and the ability to communicate effectively with all stakeholders.
The Cost Estimator is responsible for providing Estimating services to support the development and preconstruction teams. This position is best suited for a self-starter that is capable and comfortable completing full estimating services with minimal supervision on large complex projects valued over 200 million.
Key Responsibilities:
- Quantity Take: Prepare quantity takeoffs and estimates, including preparation of estimates from conceptual design for divisions 1-16
- Budgeting: Prepare and complete full budgets including class D to Class A budgets.
- Must be able to provide management with accurate costs/sf for construction assemblies and methods.
- Estimate Control: Review and compare construction costs through all estimating phases from prior estimates for variances and changes. Adjust future estimates to reflect actual costs through the design process.
- Materials: Conduct material and pricing research. Update and maintain a historical database of unit rates.
- Scope of Work: Create scopes of work for bid packages and verbally communicate with subtrades.
- Tender Process: Create and manage the full tender process including preparing bid packages, calling trades to gauge interest and send invites, receive and manage all RFIs, review quotes for inclusions/exclusions, complete full bid levelling with every scope of work and update the budget with the appropriate values.
- Value Engineering: Identify and manage Value Engineering early in the development process and advise the development team of your findings complete with supporting evidence on the savings.
- Approved Suppliers List: Maintain a directory of suppliers and trades, fostering positive relationships and soliciting new relationships.
- Consultant Meetings: Host and participate in consultant and construction meetings with the ability to effectively communicate your Estimates.
Qualifications
- Experience: Minimum 8 years estimating experience preferably in a leadership position. Experience on large concrete multifamily projects exceeding 100m dollars
- Technical Skills: Advanced Excel, MS Project and Quantity Takeoff Software skills to prepare budgets and schedules.
- Knowledge: Strong understanding of various building types, subcontractors’ scopes of work, construction systems & methods. Expert ability to read and interpret building specifications and drawings.
- Education: Completion of a diploma or degree in a related post-secondary program. Eligible for, or has obtained PQS, CET or P.Eng designations.
Key Competencies:
- High level of attention to detail
- Ability to manage time and meet deadlines across multiple projects
- Extensive experience in residential construction estimating with a large General Contractor or Developer
- Must be confident and comfortable being the lead on Estimating and accountable for their work.
Salary Range:
110k – 150k per year
