The Role:
Keltic Development are seeking an experienced General Superintendent to lead and oversee their construction operations in the Lower Mainland, BC. The General Superintendent will be responsible for managing multiple construction projects simultaneously, ensuring each project is executed to the highest safety standards. They will ensure excellent quality standards are achieved across the portfolio, and project timelines are met. This role requires extensive construction experience, excellent leadership skills, and the ability to communicate effectively with all stakeholders. You will be a key decision-maker within the organization, promoting a culture of safety, driving results, compliance, and operational efficiency. Key Responsibilities:
- Project Oversight: Oversee site operations on all assigned projects, ensuring safety protocols, construction schedules and quality standards are adhered to.
- Leadership: Provide strong leadership to project superintendents, and construction teams. Foster a positive, team-oriented environment.
- Team mentorship: Carry out performance reviews with direct reports, train and mentor those reports to support their career development.
- Planning & Coordination: Collaborate with project managers, engineers, architects, and other stakeholders to review project plans, specifications, and schedules. Coordinate logistics, resources, and subcontractors to ensure smooth project delivery. Identify safety, quality, time and cost risks and develop mitigation strategies.
- Safety Management: Foster a culture of safety as first priority on all projects. Lead by example and strictly enforce company safety absolutes. Ensure compliance with company safety policies, conduct site inspections, and promote an environment of safety awareness across project staff and subcontractor teams to minimize workplace accidents and maintain compliance with WorkSafe BC standards at a minimum.
- Quality Control: Ensure that all work complies with drawings, specifications, and building codes. Identify and solve any quality issues that arise during construction.
- Budget Management: Monitor and manage project budgets, track expenses, and ensure cost-effective solutions without compromising quality.
- Key Stakeholder Relations: Maintain open communication with stakeholders to ensure satisfaction, address concerns, and update them on project progress.
- Problem Solving: Quickly resolve any conflicts or challenges that arise on-site, ensuring that projects stay on track.
- Reporting: Provide regular progress reports to senior management, highlighting key accomplishments, risks, and project status updates.
- Pre-Construction: Work within the pre-construction team to ensure future projects are thoroughly planned. Review drawings for constructability, provide comment on trade procurement, create schedules and logistic plans so the pre-construction team have the information needed to create accurate budgets and drive efficient design.
Qualifications
- Experience: Minimum 15 years of experience in residential construction supervision, with at least 5 years in a general superintendent or senior leadership role.
- Education: Experience and proven track record will be key for this role, trade background combined with BCIT Construction Operations and BCIT Construction Supervision courses will be highly regarded.
- Leadership Skills: Strong ability to lead large teams, manage multiple projects, and guide construction teams through daily site operations and ensure they are adequately planning future project activities.
- Knowledge: Extensive knowledge of construction processes, materials, and building codes in BC. Familiarity with local regulations and permit requirements.
- Safety: Strong understanding of WorkSafe BC regulations and safety standards. Certification in safety management is a plus.
- Communication: Excellent verbal and written communication skills. Ability to interact with various stakeholders, including subcontractors, clients, and regulatory authorities.
- Technical Skills: Proficiency in construction software (Procore, MS Project, etc.), as well as general computer literacy.
- Valid Driver’s License: Must hold a valid BC driver’s license and be willing to travel between job sites in the Lower Mainland.

Salary Range:
180k –200k per year
